  1. Start with the Thermostat
    If you don't already have a smart thermostat, this is the first smart appliance to invest in. A smart thermostat will allow you to adjust your home's temperature while you're away. It will also help you more closely monitor your energy consumption. This one upgrade can yield significant savings on your energy bill and pay for itself in no time.

  2. Add a Second Smart Camera
    If you don't already have a smart camera or video doorbell at your main door, then this is an important upgrade to make. Video doorbells give you so much security. You'll never have to guess who's on the other side of the door. 

    If you do already have a video doorbell at your front door, consider adding a second one at your side or back door. This will help you make sure nobody tampers with these entrances while you're away.

  3. Install a Smart Toilet
    Smart toilets keep themselves clean. They also have heated seats, deodorizer sprayers, and low-flush technology. 

  4. Keep Cool With Smart Shades
    In Louisiana, summers get hot. But you can keep your home cooler with smart shades. These automated shades roll up when it's dark out and down when it's sunny. They keep the heat outside where it belongs. You can control the shades remotely with your smartphone and set unique opening and closing schedules for each day of the week.

One area that raises a lot of questions for buyers is closing costs. Closing costs consist of a variety of administrative fees involved in turning legal ownership of a home over from one person to another. Most of the professionals whose work supports the transaction, such as attorneys and tax experts, are paid from this amount.

Other matters are settled by your closing costs, too: For example, insurance payments.

Closing costs can add anywhere from 2% to 5% to the total cost of your transaction. Many buyers seek to shift the costs to the seller or add them to the mortgage package. That requires savvy negotiating and clarity on your goals. No matter how you approach them, some closing costs are unavoidable.
