      The Parish of Plenty


In the nearly 300 years since the European immigrants settled the German Coast, the area known as St. Charles Parish evolved with the accents of its inhabitants. Influences from Native American life, mixed with German, French, Spanish, English and African ancestry, creates a unique, diverse culture.  St. Chalres Parish, "The Parish of Plenty", is a true gumbo pot seasoned by our past and welcoming ingredients that brighten our future.

Conveniently located just 30 minutes from downtown New Orleans and 10 minutes from Louis Armstrong Airport, St. Charles Parish is a popular place to reside.
   
With the mighty Mississippi River disecting the parish, a ride down the scenic River Road will give you a view of antebellum homes such as Destrehan Plantation and Ormond Plantation.  If you would like to venture out into the swamps of Louisiana, we suggest a visit to Bayou Gauche and Des Allemands where you can enjoy a swamp tour.   Or you may want to schedule some time to enjoy the abundance of fishing and hunting.  Whatever your interests, St. Charles Parish has something for everyone.

Can I choose my own builder?
You can choose any builder to build on your lot, as long as they are a Louisiana Licensed Contractor. Or, you may choose a builder who already owns a lot and work with that quality builder to build the home of your dreams.

What is the minimum square footage required for homes?
All residences in Phase 1A & B shall have a minimum of 2,000 sq. ft. of living space, and 80% of the 1st floor must include 9 ft. ceilings or higher.

How much fill will be required on lots?
Our hope is to provide lots at or near final grade. Any fill required should be minimal.
Will pilings be required?
The need for pilings depends on too many factors to accurately project which structures in which locations may or may not need pilings. Consult with your builder before making a final decision.

HOMEOWNERS ASSOCIATION ~
Will There Be a Homeowners Association?
Yes, a Homeowners Association is essential to protect the investment of those who choose to live in Ashton Plantation. Our vision is to have a homeowners association that allows individual homeowners to live comfortably within its guidelines while protecting the entire community from uncut lots, trash, and other issues that can impact property values for neighboring homeowners.
What will the dues cost?
Dues for the Homeowners Association are $60 per month. The first year's dues are paid at closing; thereafter, dues are payable once per quarter.
Will membership in the recreation facilities be included in the dues?
Yes, all currently planned recreation facilities, including the rec center, swimming pools, and jogging paths, are included in the dues.

FLOOD INFORMATION ~
Did Ashton Plantation Flood During Hurricane Katrina?
No, the community did not flood, and work resumed shortly after the storm.
What is the Flood Zone?
Flood zones in Plantation Lakes range from X to AE. While that may sound like a large range, the two categories are actually adjacent on the flood insurance scale. Check with your insurance adjuster to determine exactly what these ratings mean and what your flood insurance premium will be.
Do I need Flood Insurance?
Most lenders would not require flood insurance for homes in Ashton Plantation. It is our belief, however, that anyone who owns a home in Southeast Louisiana should purchase flood insurance. Tragically, the New Orleans area is now filled with flooded, uninsured homes that "never flooded before." Don't take chances.
Will Federal Flood Insurance be available?
Yes. Ashton meets all the requirements for participation in the Federal Flood Insurance program.
